Oftentimes, a property owner will not realize maximum value if he or she sells the property "as-is". Large developers are usually unwilling to share any part of the additional value they create when they rezone and/or redevelop the property.

Because Lessard Builders is a local family-owned builder and real estate developer, our overhead is much lower than the larger developers. Given this, we can afford to partner with property owners and pay them market value plus a percentage of the properties' upside value.

If partnering is not preferable, we are also willing to consider other approaches including the more conventional approach of buying out the landowner up front.
