Live Delaware

August 22, 2016 by scstarter

Are you searching for real estate and looking for the perfect community to settle into for that next stage of your life? We’d love to share with you a few of our favorite reasons to take a look at Sussex County, Delaware!

As someone who recently moved to Lewes after spending my entire life in coastal New Jersey, I often find myself astounded by the quality and quantity of amenities and attractions that coastal Delaware has to offer. Here are just a few of the reasons I’ve absolutely fallen in love with Delaware in my 19 months as a resident and why you can contact a residential or commercial real estate broker today!

  1. The Culinary Coast– Had you ever heard someone refer to Southern Delaware with the nickname the Culinary Coast? Whether you’re a foodie like I am or you just enjoy an occasional meal-on-the-town, Southern DE provides a multitude of options that I’ve found can excite any set of taste buds. In the past decade or so Southern Delaware communities such as Lewes, Rehoboth Beach, Bethany Beach and Milford have transformed into an epicenter for culinary diversity and adventure. Our local communities are filled with family owned restaurants that serve fresh farm-to-table food that is of five star quality and offer something for anyone’s culinary needs. I highly recommend you check out http://www.visitsoutherndelaware.com/culinary-coast/culinary-experiences  for more details and specifics!
  2. Sports fans rejoice– Perhaps like I was, you’re considering moving from a metropolitan area, yet you’re hesitant to leave the events and action of a larger metropolitan scene behind. Well I can say with certainty that one of my favorite aspects of Southern Delaware is the location; there is so much that comes with living tucked into the calmness of the Delmarva Peninsula all while you remain in close proximity to so many amenities. The coast is dotted with dozens of beautifully crafted and pristine golf courses. Delaware International Speedway lies just over a half hour North on Route 1. You can easily take a day trip into Ocean City Maryland, Washington D.C, Philadelphia, Atlantic City or New York City. Most exciting of all to a sports fan- there is access to so many different sports arenas: the minor league baseball Wilmington Blue Rocks, Philadelphia Eagles and Phillies, Baltimore Ravens and Orioles, and Washington Redskins and Nationals all play just a short drive away.
  3. Untouched Beauty– Some of the East Coast’s most breathtaking views and trails lie right here in Coastal Delaware. I can say with certainty as someone who has lived all their life near the beach, that there is something special about Delaware that isn’t often found elsewhere on the East Coast. There are so many fun things to do and fascinating places to explore that a short description wouldn’t nearly do justice to the local outdoor spaces. There is a full list of all the outdoor fun at http://www.visitsoutherndelaware.com/outdoor-recreation/outdoor-adventures !
  4. Life in Delaware is Anything but Taxing– See what I did there? It’s said that life in Delaware is more affordable in many ways than neighboring states, and I can attest to that! The Delaware beach is a place where you can own that beach house with no sales tax and extremely low property taxes, something I could not find anywhere when I was looking at vacation rentals in North Myrtle beach last year. Whether you’re looking for your new shopping spot, a fresh start, a vacation home, or a retirement abode, the average Sussex County tax payer pays significantly lower yearly taxes than residents of neighboring states like Maryland, New Jersey, Pennsylvania or New York. Whats better than relocating to the beach and taking advantage of no sales tax and minimal property taxes while you enjoy your sun, sand, and surf? http://delaware.gov/topics/TaxCenter
  5. Have Plenty of Fun at Your Pace– Perhaps you’re a music fanatic and attracted by the annual allure of Dover’s Firefly Music Festival or Wilmington’s Clifford Brown Jazz Festival. Maybe you’d love to enjoy a freshly brewed beverage at one of Delaware’s local breweries and Vineyards. Whether it’s Dogfish Head’s brewery, Delaware Distilling Company, or Nassau Valley Vineyards, there are ample opportunities to stay local yet feel like you’re on vacation while taking a tour and enjoying so many delicious beverages. If you’re looking to really let loose, Dewey Beach, Rehoboth, and Ocean City MD offer phenomenal opportunities for quite a bit of fun without going more than a half hour from home. There are numerous places to rent paddle-boards and surf boards, the annual Delaware State Fair in Harrington happens every July, you can go Parasailing, and so much more! Sussex County offers lots to do on an active basis. Lastly, if you’re the relaxing type like myself, there is nothing nicer than bringing a beach chair to Dagsworthy Street in Dewey and diggin your toes into the sand at 8:30pm for a movie on the beach. For more recreation ideas you can look here at http://www.visitsoutherndelaware.com/outdoor-recreation/amusements !

Ready to take a peek at Sussex County yet? Plan a trip and experience it all for yourself!

In a marketplace where real estate sales and new home sales continue to grow at a fast pace, it is essential for new home builders to uphold the standards of trust such as those presented by the Better Business Bureau of Delaware.

A New Home Builder’s Early Days: Brian Lessard Building With His Father & Brother

A locally owned and operated business since the 1940s, building quality custom homes runs in the Lessard family. Owner Brian Lessard’s adept construction insight has evolved through decades of tradition and trends since his novice days as his father’s apprentice. Brian’s father, Addie, was a second generation custom home builder that learned his expertise from his father, Daniel. Brian continues to build a tradition of best building and business practices by involving his children Christina, Brian and Michelle in the company.

Delaware’s Better Business Bureau mission is to be the leader in advancing marketplace trust by setting standards for marketplace trust, encouraging and supporting best practices by engaging with and educating consumers and businesses, celebrating marketplace role models, calling out and addressing substandard marketplace behavior and creating a community of trustworthy businesses and charities.

Lessard Builders recently celebrated five years with the Better Business Bureau of Delaware. Many do not recognize that not every business is eligible and companies have to be invited to have a BBB Accreditation designation. According to their website, “Businesses deemed to meet Accreditation Standards are presented to the BBB’s Board (or designees) for review and acceptance as a BBB Accredited Business”. The Better Business Bureau of Delaware’s Accreditation Standards are can be viewed here on their website. In 2011, Lessard Builders was the recipient of the Delaware Torch Awards, designed to “recognize those firms whose business practices and related activities exemplify BBB’s mission and principles, and to ensure that our marketplace remains fair and honorable”.

Originally founded in 1965 by a group of Delaware business and community leaders, the Delaware Better Business Bureau has been providing essential programs and services to businesses and consumers in the state of Delaware for over 50 years.

The BBB Standards for Trust are eight core values that summarize important elements of creating and maintaining trust in business.

  1. Build Trust: Establish and maintain a positive track record in the marketplace.
  2. Advertise Honestly: Adhere to established standards of advertising and selling.
  3. Tell the Truth: Honestly represent products and services, including clear and adequate disclosures of all material terms.
  4. Be Transparent: Openly identify the nature, location, and ownership of the business, and clearly disclose all policies, guarantees and procedures that bear on a customer’s decision to buy.

  6. Be Responsive: Address marketplace disputes quickly, professionally, and in good faith.
  7. Safeguard Privacy: Protect any data collected against mishandling and fraud, collect personal information only as needed, and respect the preferences of consumers regarding the use of their information.

Villages of Five Points East: Custom Home and Lot Packages in Lewes, Delaware

Last week was a great week of real estate conversations. We hosted an open

house at the model home in The Villages of Five Points East in Lewes, Delaware which allowed me to chat with new home buyers, new home owners and real estate agents. I received some really great feedback which prompted me to write an informational post on new homes at The Villages of Five Points East and Lessard Builders home and lot packages. I hope the following information helps answer questions in your Lewes, Delaware new home search – if you have any additional questions or would like to meet with builder Brian Lessard, email me at [email protected] or call (302) 645-7444.

The Feedback

– A local real estate agent said that many people do not consider building a custom home because they think that making changes to the plans would be too expensive.  Home and Lot Packages in the Villages of Five Points East begin at $380,000 and you have the ability to change the configuration of the walls and interior layout at no additional cost to you. Every Lessard Builders home built is personalized to suit the needs of the homeowner.

– An appraiser inspected a Lessard home under construction stated that the quality of a Lessard Builders home surpasses the quality of many popular home builders at the Delaware beaches. (Yay! What awesome feedback!)

– An open house visitor asked if we could build one of our new home designs on a lot that they own in The Retreat at Love Creek in Lewes or Wagamon’s West Shores in Milton. Yes – we can do that! We can build on any new home community lot without a builder tie in.

Over the years he has worked with numerous non-profits within the Delaware community through with local schools, organizations such as Harvest Years Senior Center, Catholic Charities, Archdiocese of Wilmington and in most recent years, Habitat for Humanity. “I enjoy working with Habitat for Humanity because everything you do is local in the Delaware community and as an individual you actually see your effort making a difference in your backyard. Habitat for Humanity has evolved into a niche non-profit for me because the required skills to give back to the community and resources are directly related to the new construction industry while helping others succeed.” – Brian Lessard, Lessard Builders The Lessard Builders Team has worked with both the Kent County and Sussex County Delaware Habitat for Humanity chapters through various Women Builds, Delaware Home Builders Blitz Builds and every day new home construction builds. Today I feel grateful for my work environment. I just finished reading a few articles on the evolution of office space trends, in recent years closed office spaces were transformed to an open work environment that eliminated walls and grouped co-workers around multiple tables. Since then studies have shown that personalities and work ethics are clashing, affecting productivity and the open work environments are now incorporating work space pods.  They are very small resemble the look and size of a helicopter cockpit. Yikes. pod 2 So, what do mini work space pods have to do with a model home for sale in Lewes Delaware? I work from the professionally decorated model home in The Villages of Five Points and I appreciate working here for the cozy surroundings and convenient locale. The comfort of being at home working from the couch, at the dining room table, on the patio in the sun or working from the sun room on a breezy day totally beats an eensy weensy cubicle pod. The kitchen is just a few steps away when you need it and a cup of coffee at Arena’s Deli, dinner at FishOn! or pastries at Touch of Italy is a quick walk around the corner at The Villages of Five Points Town Center.

Lunch anywhere on 2nd Street downtown Lewes is only a few blocks away and taking a “brain break” to soak up the sun, sand and waves is easy to do before, during or after work. Often times I catch the sunset or sunrise at one of the beaches nearby in Lewes or kick off the morning with views of Oyster Rocks, Broadkill Beach, Lewes Beach, Cape Henlopen State Park, Lewes Boat Ramp, Canalfront Park off of Pilottown Road or Prime Hook Wildlife Preserve.

Home For Sale In Lewes Delaware The Sonoma, Lessard Builders Model Home

I’m going to miss the Sonoma model in The Villages of Five Points East. We’re currently selling it with a leaseback program so that means that we’ll rent it back from it’s new homeowner for a year or two while we finish building new homes in The Villages of Five Points East. For me, it might take that long to part with being so close to Lewes, Delaware every day.

Downtown Lewes Delaware King’s Ice Cream on 2nd Street Downtown Lewes, Delaware

Another perk to working from a professionally decorated model home is the lack of distractions! Everything is perfectly placed, stylish, aesthetically pleasing, comfortable, your favorite Sirius Radio station plays throughout the entire house and everything is already clean. If you have ever worked from home – you’ll understand the frustration of distractions like folding laundry, dusting, dishes in the sink and that to do list just keeps nipping at you until it is finished (which is never). If you’re interested in the Sonoma at The Villages of Five Points East, you’ll be happy to know that the home can be purchased completely furnished – from top to bottom. You’ll just have to move right in! Even if you are not yet ready to purchase a new home – you should still stop in to check it out! Email us at Homes (at) LessardBuilders.com, call (302) 645-7444 to make an appointment or just stop in from 11 pm to 5 pm. We’re open daily except major holidays.

Unmask A Child’s Future Charity Event:
Delaware Masquerade Ball for the Boys & Girls Clubs of Sussex County, Delaware

Prior to sitting down with the Sussex County organizers of the Unmask A Child’s Future: Delaware Masquerade Ball, I shared the same first hand knowledge that most people have about the Boys & Girls Clubs Delaware: that the clubs are gyms where the community comes together for after school activities and athletics. I learned that the Boys & Girls Clubs of Delaware are much, much more than that and play a large role in the futures of Delaware students.

Let’s face it, life is not so easy being a kid these days. Poverty, obesity and high school dropout rates are real life challenges for today’s youth. The Boys & Girls Clubs of Delaware help combat these challenges by providing a unique mix of quality programs that focus on education, character building, physical education, health, and the arts. Collectively, the Delaware clubs serve over 25,000 youth — 1 out of every five school-aged children in the state. Over fifty percent of the children served have annual family incomes of $20,000 and forty percent of the youth come from single parent households. I was impressed to learn that 87 cents of every dollar raised goes directly to services and programs for kids and that sixty percent of club students in the educational programs see better results in Delaware State Testing.

One Large Event To Help All The Clubs in Sussex County
What makes The Delaware Masquerade Ball different from other Boys & Girls Club events in Sussex County? I can tell you from Gals That Give experience that it takes a lot of effort to put together a fundraiser – event planning, creating a committee, finding sponsors, auction items, securing the venue, choosing the menu, talking to vendors, selling tickets, sending invitations and then there are the small details that pop up along the way. There are six clubs in Sussex County and each individual club goes through this process multiple times a year for separate events within the same county, shared communities, sponsors, vendors, etc. The goal behind The Boys & Girls Club Masquerade Ball of Sussex County is to bring the Delaware community together for one event with larger sponsorships, attendance and proceeds to be split amongst the clubs of Sussex County. It makes sense to me! Neighbors helping neighbors – we’re a small state with a strong community and why not bring everyone together to support all the clubs in one large event and relieve pressure on some of the smaller events.

Yay! We’re A Sponsor: Join us at Boys & Girls Clubs of Southern Delaware Masquerade Ball!
The Lessard Builders team is pretty excited to attend the Masquerade Ball on March 7th to help build great futures for the boys and girls of Sussex County. Tickets are still available – we hope you’ll decide to mark your calendars for March 7th and party with us for a good cause. Keep reading to learn more about the event and about The Boys & Girls Clubs of Delaware.

A Fundraiser for #GreatFutures in Sussex County
The Masquerade Ball.. Unmask A Child’s Future is a black tie event and will be held Saturday, March 7th from 6 pm to 11 pm at Heritage Shores Club in Bridgeville, Delaware. Tickets are $100 each and can be purchased online by clicking this link or reservations can be made by contacting Zaida I. Guajardo at [email protected]. Proceeds benefit the Georgetown, Oak Orchard, Dagsboro, Seaford and Laurel Boys and Girls Clubs.

Masks & Music: Party Like Its Mardi Gras!
The Masquerade Ball is what it sounds like – a big party where guests can rock their favorite mask. It brings me back to the 1990’s version of Romeo & Juliet with Leonardo Dicaprio! It looks like so much fun. There will be entertainment from The Fabulous Grease Band, live auction, silent auction, step & repeat photography by Mike Baker & much more.

Event Sponsors: Let’s Party For Charity!
Lessard Builders is not the only business that supports a fancy evening out for a good cause. Other sponsors include The Freeman Foundation, Fulton Bank, Johnny Janosiks, Nanticoke Hospital, Craig’s Technologies, The Car Store and Discover are some of the few that have signed up to party for a good cause to date.

Win Something Awesome At The Auction
Items are still coming in from local businesses but the latest list includes auction items from 16 Mile Brewing Company, a low digit tag from the Delaware Department of Motor Vehicle, Complimentary Storage from All Climate Storage, Harrington Raceway & Casino: Bonz Gift Certificate, Ducks Unlimited, NASCAR Tickets, Coastal Brewing Company, Charlton Limited Jewelers, Bizzy Bee Service and Big Fish! Grill Restaurant.

Phantom of The Opera or Mardi Gras?
We hope you’ll join us in Bridgeville, Delaware next month! It is going to be a fantastic time. The hardest part will be trying to figure out which mask style to choose – I’m torn between choosing the Phantom of the Opera or a Venetian Mardi Gras look. Which style would you choose?

Tuxedo Rental Gives Back To Boys & Girls Clubs
Guys – if you need to rent a tuxedo for the event, you can rent your tuxedo from event sponsor, Bizzy Bee Service for the Masquerade Ball from any of the Sussex County locations. Bizzy Bee Service will donate 10% of all rentals to the Boys & Girls Clubs of Delaware. In addition, the Boys & Girls Clubs of Delaware’s Corporate Board will MATCH the donation! Call 302-841-9639 for information.

Open The Door to Great Futures with The Boys & Girls Clubs of Sussex County, Delaware

Dog Parks Have Many Benefits For Humans & Dogs! When our first dog Wolfgang became part of our family he was a little ball of fluff, a six pound puppy that would grow into a very excited 65 pound ball of energy. Just around the corner from us was a six acre dog park and when he reached four months we took him there up to three times a day.

Dog Friendly Dog Park Lewes Funds Meet Wolfgang! Delaware Dog Park Middletown Wolfgang With Friends at Delaware Dog Park Middletown Delaware Dog Park Many Acres To Run!

An off leash park, Wolfgang was able to run around, get socialized, become obsessed with the “Chuck-It” and we even developed a weekly routine with other people and pups. The dog park was a great way to burn our new dog’s energy, ensure a healthy development and meet members within the community. We take Wolfgang everywhere he is permitted, we’ve traveled with him to Annapolis, Alexandria, The Poconos and he is my little co-pilot on my travels throughout the state of Delaware. There are a handful of established off-leash dog parks in Delaware including Levels Road Dog Park in Middletown, Carousel Equestrian Farm Off Leash Area in Wilmington, Tidbury Dog Park in Dover, Lums Pond Dog Park in Bear, Iron HIll in Newark and Brandywine Park Off Leash Area in Wilmington. The dog owners at these parks will drive thirty minutes to an hour for a good dog park experience or just because they do not have one in their hometown. We stop into the Delaware dog parks with Wolfgang on day trips with hopes to find a dog friendly restaurant along the way.

Dog Friendly Delaware Wolfgang & Chevy at Cape Henlopen State Park Travel with your dog Delaware Dogs Make Great Co-Pilots!

How Dog Friendly Is Delaware? In my opinion, I’d love for Delaware to be just like Alexandria, Virginia where there are dog bowls and dog menus everywhere you go. We are getting there! Delaware’s dog friendly status has improved in recent years but the Delaware beaches have always been the most dog friendliest. This summer Wolfgang tagged along with us on trips to Milton, Lewes and Rehoboth. We have taken him to the beach, Cape Henlopen State Park, downtown Lewes, Arena’s, Irish Eyes, downtown Milton and even had a few craft beers with food at the Dogfish Head Brewery. I feel that taking him to dog parks and subjecting him to different dog friendly environments has really helped him socialize and grow into a very friendly dog.

Lewes Dog Park – August 2015! Yes! The Lewes Unleashed group has been working hard to bring a dog park to the Delaware Beaches and I was overjoyed to read that a 4.5 acre off leash dog park in Lewes was approved and is set to open in August 2015. Yay! You will be able to take your furry kid on a stroll down 2nd street Lewes, grab a latte at Notting Hill Coffee and swing into the dog park down Pilottown Road or New Road. If you know Lewes – you just have to go towards the wind turbines or the area known as University of Delaware Research Park.

Lewes Dog Park Location Location of Lewes Dog Park

What will it look like? Lewes Unleashed and Rodney Robinson Landscape Architects have put together this concept that was approved in 2012.

Lewes Dog Park Concept Plan Lewes Unleashed Concept plan by Rodney Robinson Landscape Architects

About Lewes Unleashed – Lewes Dog Park Who is this hardworking group that will bring happiness to many Delaware Beach dogs and their owners? According to their website, Lewes Unleashed is an non-profit organization of residents who see the need for a dog park in Lewes, Delaware. They have collaborated and coordinated activities to educate residents, gain support and work with the City of Lewes to plan, fund and build a park for our dogs. The land will be sub-leased to Lewes Unleashed to oversee the project. The plan is to have 3 fenced areas; a general dog area, a small dog area, and a reserved area that will be used for events such as dog training clinics. There will be wooded trails, play areas, shelters, and benches. Estimated construction costs are $110,000 to clear portions of the land, install vinyl fencing, provide covered areas, benches, and water fountains. Lewes Unleashed Needs Your Help To Complete the Lewes Dog Park! In order to get the Lewes dog park to completion by August 2015, Lewes Unleashed will have to raise $110,000. Every little bit counts and since they have 501c3 status, donations are tax deductible. Please consider a donation to help this project happen for Delaware beach residents and visitors. Also – please share to spread the word because everyone will be able to use this public dog park on a visit to Lewes, Delaware – resident or not! Testimonials

Douglas Family

It has been 5 months since we took possession of our Lessard built home. We are pleased Lessard was our chosen builder as the house more than meets all of our expectations. From the workmanship, to the paint, the floors, the trim, the appliances and the total layout, we are extremely pleased. The Lessard family was there, by our side during all phases and remains a mere phone call away now that we are in. We, without reservation or hesitation, recommend Lessard Builders to anyone thinking about building their dream home. You will not be disappointed!

The entire Lessard team was amazing in helping us build the house of our dreams. From our very first meeting with them and throughout the process, they were extremely responsive. Their attention to detail was incomparable. We had a vision and they made it happen!

King family home

When we walked in the door of the Lessard model we were greeted by the builder himself and his daughter. We realized this clearly was a family business where the homes were built with pride, and it was never lost on my mother and I that our home was built as though we were family. My home is so well constructed that when the nor’easters blow at 65mph, my draperies never waft! We made so many changes to our home that I think the only original walls were the exterior, yet Lessard Builders didn’t charge us for rearranging the floor plan and moving all those walls. The Lessard team worked with us for over a year as we worked our floor plan to suit our needs and there was never a sense of rush or urgency. I’ve never had so much fun and our home turned out absolutely perfect.
