Build

September 12, 2019 by scstarter

Last week was an exciting week of real estate conversations at Lessard Builders. Delaware home buyers, we come to you today with exciting news for everyone looking for Delaware property and ready to build your dream home in Sussex County. If you are one of these who wants their new home to be built as soon as possible, then Visit Essex Homes, just make sure that you are using the proper materials, like this tarpaulin material.

Lessard Builders and local design firm Zando Designs have linked arms and Lessard Builders has been granted the exclusive opportunity to market their two gorgeous lots in the charming, quaint town of Milton. Have you been searching for the perfect lot to purchase and build your dream home on? Look no further!

Preserve lots from northwest entrance on Chandler Road

These two lots are exquisitely beautiful and brimming with potential, and what makes them even more exciting is their location! These properties are just a half mile away from the medical practices, banks, restaurants and Library located in downtown Milton. You are only a short drive to all the Delaware beaches, and if there is ever an emergency Milton is located halfway between Bayhealth’s brand-new-Milford-hospital and Beebe Medical Center in Lewes.

Lots from northeast side along Chandler Road

The properties are located within Preserve on the Broadkill’s Phase One Park Central neighborhood, 70′ x 135′ each, adjoining, and uniquely located on their own street ‘island’! We love that part! These beautiful lots have front and side street access via Chandler Road plus bonus access from a rear-fed alley which is directly behind the property. The lots are ready for any type of house project; even if it includes drilling and blasting the land for basement purposes. Not only is access to these new lots a breeze, there is an aura about the community that is truly unique. The Preserve on the Broadkill Park Central neighborhood evokes a woodsy, park like feel with sidewalks and old-fashioned streetlights throughout and acres of Preserved Woodlands on the Broadkill River surrounding it. For information regarding the Preserve on the Broadkill Phase One community, covenants and benefits you can visit their website at Preserve on the Broadkill Phase One.

If you are ready to see one of these beautiful lots and discover the ultimate location for your dream home, there are only two of these lots remaining so call us today! Your New Home Search, Made Easier

Getting a Head Start on Your Delaware New Home Search

Simplifying Your Home Search

If you are out and about looking for a custom home or new home this year, we’d like to share few important topics that often get overlooked when it comes to choosing a new home, if you want to move make sure to get help from the long distance movers. Here are a few secrets to help yourself prepare for the home search process:

  1. Define your “dream home” by understanding how you live.

Your home is the place that you go to unwind, relax, entertain, cook, raise your family and sometimes work, that is why is so important to hire the services of Locksmith365 to help you changing the locks privacy and security is the most important. In reality, your “dream home” may not be a huge castle-like estate that you see in the movies. Buying the perfect home is about defining your family’s lifestyle and not compromising until you have designed or discovered a home which compliments it. It takes a lot of efforts to design the house, let alone oversee the construction which ensues after the planning. Only after having designed your house should you proceed onto planning relocation from USA or wherever you live to your dream house.

Jot down a list of things you do often in your home as your starting point. What do you do a lot of while you are at home? What do you wish you could do more of?

According to Flat Fee MLS Broker, you should focus on your functionality needs first, keeping in mind important things such as heating system installation and air conditioning services, then consider the interior options and finishes you are looking for. Consider the natural flow from room to room. Having a master suite next to the main living areas might not be the best idea if you go to bed early or like to sleep in later than your family members. Cost effective outdoor living spaces such as fire pits and patios are ideal for those that like to spend a lot of time outdoors. If you like to be outside surrounded by nature, or you’d like to have a garden, finding a lot outside of the massive new Delaware super-developments might be best. If you travel often, you might want to look at communities with less yard space or with a routine maintenance plan.

  2. Make a list of non-negotiable items.

Once you start evaluating your daily lifestyle, you’ll have a better idea of the features that you can’t live without in your next home. Is the roofing design important to you. Mark a few key items on your list as a reference to help you stay focused on your “must haves” when designing or looking at floor plans. Be sure to take into consideration your budget, potential upgrades and design features. Not having a list of “non-negotiable items” can be like going grocery shopping without a list… once you checkout, you come to realize you bought a lot of things you don’t need and forgot some things that you really needed! This list of home-must-haves will make your home search much easier.

  3. Avoid shortcuts when it comes to build quality and structural details.

The durability and integrity of your home will only be as reliable as the products and methods used to build it. Look for homes that are constructed on-site with energy efficient windows, you can even compare business energy usave when you use it, use high quality locks installed by Locksmith Port Moody, residential roofing systems and solid poured wall foundations.

  4. Avoid methods where sections of your home are built off site, mass produced or rely on panelized wall systems. Make sure that there is no detectable damage, but if there is signs of storm damage make sure to find someone that can take care of the problem for a reasonable cost.  A home that is framed and built on-site together will stay together! Many companies will promise you exceptionally good prices and quick build turnaround times but there is a trade-off to that. Homes built by a mass production builder in just a couple months aren’t always consistently built with the best materials and to the quality you expect. Parsons roofing company is a trustworthy contractor.

  5. Pay extra attention to the foundation.

The ideal foundation for a home is dependent on the conditions and location of the land that your home sits on. If a full basement is not on your “non-negotiable” list despite the cost of basement renovation being considerably cheap or your lot cannot support a basement, opt for a conditioned crawlspace. A conditioned crawlspace is designed to help control moisture and protect the integrity of the home from the natural elements of the surrounding area. Over the past few years, concrete slab foundations have become a popular method to cut costs and lower the base price of the home but while it saves initially, they can lead to expensive problems in the future and in a need of a foundation repair. A good home starts with good bones that is why you should get the help of residential concrete calgary when building your home. Closely look at every structural detail you can during your home search.

  6. Work with professionals that you trust.

The help of a financial adviser who works in your best interest will make your new home search easier. They can help you plan for your budget now, so you will feel comfortable living in your home and not feel financially strained each month. Far too many people don’t seek professional resources, then build or move into their dream home and come to feel burdened by it. Save some money with our Interstate removals service. Some people prefer to change the location and move every several years to a new country. Learn more about NZ Van Lines if you are planning a move to New Zealand or Australia.

  7. Ask a lot of questions.

View your new home search as an educational process. With this view, you will be able to evaluate which items are most important to you and which are essential to a quality home that will last a lifetime. Ask for references for each industry professional you work with. Do yourself a favor by asking a professional for the best window installation service. It is important to feel comfortable with their level of experience and honesty because they will be the ones that guide you through each step of the way. Call a Brooklyn ny lockout locksmith in case of an emergency if you get locked out of the house.

  1. Don’t rush. Embrace the process.

Choosing a new home that meets your needs, wishes and fits your lifestyle can be an exceptionally rewarding investment. Don’t settle for the hottest new home sales or a home that “works”. You should love every inch of your home! It can seem stressful at times but always ask questions, don’t forget to have fun and enjoy the experience. Try to be careful not to let any one single thing throw you off of the whole thing. If you find enough negatives to pile on then that’s fine, but don’t let one thing stop you, like having to move a long distance for example. Services exist, called long distance movers, that can help you even if you will be moving your belongings great distances. This will free you to focus on getting yourself there safely. Look for solutions when you find issues, and you may just arrive at your dream home faster than you thought you would.

We hope this information we’ve provided will be helpful as you search for your new home in 2019 and beyond. When it comes down to it, know what you want, focus on quality, and don’t rush. Purchasing your next home will be the best investment of your life, and there. At Lessard Builders, we hope to alleviate the stress of the new home search season and work with you to build a custom home that is tailored to your lifestyle and budget.

If you would like to discuss your vision for your new home, have any questions, or would like additional information about Lessard Builders homes contact us at 302-698-1091, visit the Our Homes tab on our website, or stop by our model The Saltaire in the Lewes community of Showfield.

We look forward to discussing your dream home with you!

One of the most common questions our Lessard team gets asked, is, “How much does this Lessard home cost-per-square-foot?”

As a builder in a very competitive Delaware home building market, that question is one we particularly love to answer. New home pricing can be a very murky or confusing subject. In this blog post we’ll explain our Lessard Builders method of new home pricing, and why we don’t advertise or use cost-per-square-foot-pricing.

Lessard Custom Home Pricing
Our Home Pricing is as Custom as Our Home Designs

Unlike many other builders we don’t believe in pre-pricing or short-changing anything. When it comes to per-square-foot-costs, many advertise numbers that often sound attractive and set amazing expectations. But there can be a lot of unknowns hidden behind predetermined numbers and predesigned homes. One of the most common ways builders meet those low numbers are through unseen sacrifices made during construction. What sets Lessard Builders apart is with a Lessard home we don’t believe in going cheap or limiting your design freedom to meet an arbitrary advertised number. Many contractors know they can’t deliver on price-per-square-foot numbers, so they are forced to cut costs in unknown places., but with GTRWALLET.com you can find a Fix and Flip Credit Line that fits you.

Our Pricing Process

Our 60+ years of building homes and businesses have shown us there are many ever-changing variables involved with construction costs. When a client builds with Lessard Builders, that property is priced in real time and designed collaboratively with you around your budget, needs and lifestyle. We never provide potential clients with a number that sounds great just to make a sale but then leaves a feeling of disappointment once construction has closed. Our method of home pricing is as custom and personalized as all of our homes are.

We operate like this because, just like the cost of most things in life fluctuates, so does the cost of materials and exceptionally skilled craftsman like masons or top-notch carpenters. Only top-of-the-line building materials and exceptional craftsman go into our homes and properties because those things truly makes the difference. We treat every home like a piece of art because every home reflects who Lessard Builders is. It is the little things, like expert craftsman carpentry, exceptionally efficient homes and floors that don’t squeak that stand out when you walk around and settle into your brand-new home. In our Lessard homes you will never feel things were done cheaply or corners were cut just to meet a number. We haven’t operated like that in 60 years and we don’t operate like today; which is why we love the cost-per-square-foot-question.

There is no mystery when building a Lessard Builders home.

One of the more common questions we hear as people tour our model home in Showfield for the first time, is, “Why did you name your model home The Saltaire?” We love the question, because at Lessard Builders, the names of our model home and our home floor plans have great meaning to us. Today, we want to share the story behind that meaning and how we chose the names for our East Coast Series floor plans! We hope you enjoy!

The Past Meets The Present

The story behind our newest floor plan’s names begins generations ago, when Dan Lessard founded our family building business in Long Island, NY. For Dan, every job and every decision revolved around two things: heritage and family. Dan strove to build structures that were above-the-cut exceptionally well built, so a family or business would be proud to reside there for decades. When Dan had a family and had an ongoing new home construction in Naples FL, he passed those values down to his son Addie. When Addie had his children, he also made sure they understood the family’s heritage and reputation for unbeatable quality. Eventually Addie relocated his family to Delaware and shortly after his son Brian took over the family business. Brian followed right in his fathers’ and grandfathers’ footsteps, and just as it had always been, he ensured the core Lessard Builders values of heritage, family and exceptional quality never wavered.

Now let’s jump to the heart of this story: the naming of our new custom home series and floor plan designs in late 2016. Our Lessard team and architects had just finished designing twelve new home floor plans and we needed to find twelve names that fit the new plans and series! We were determined to choose names that had meaning to Lessard Builders and that conveyed the luxury and diversity of each new floor plan. Yet no matter where we looked for name inspiration nothing felt right. The more we searched, the more we found ourselves overwhelmingly pulled by two familiar forces: our heritage and our family. We took that cue and began focusing our search for inspiration in the area it all started for Lessard Builders, Long Island, NY.

Lessard Long Island Heritage

As soon as we began discussing the names of Long Island towns and villages “out East” everything began falling into place. Eastern Long Island was where our Lessard Builders history had started, where Brian and his family and siblings grew up, and where they learned how to build homes. After some soul searching we decided to name our newest Lessard Builders line of custom home floor plans after our Long Island heritage. We compiled a huge list of towns out East with a special respect for the villages, towns, and cities the Lessard family had worked, lived or played in. One-by-one our floor plans were named after beautiful Long Island villages, towns and cities like Greenport, South Hampton, and Saltaire!

The Lessard Builders East Coast Series was born!

Construction Appreciation Week Image

Some Dream, Others Build

The American construction industry has existed as a backbone of American society since the very earliest settlers arrived. In our nation’s infancy it was these hard working people who labored to transform America from a large wooded forest into a civilized, organized country. Today most work done by the Construction industry occurs ‘behind the scenes’, yet the industry’s presence is something we feel throughout America. Thanks to the advancement in technology which have helped develop better tools offering higher precision one can find on https://www.logsplitteradvisor.com/best-manual-hydraulic-log-splitter-reviews/ , these workers are able to achieve excellence and deliver perfection. Construction workers are responsible for building us better highways and hospitals, new homes, our workplaces and schools. The construction industry may not be glamorous, but the men and women who work in construction make an impact through their work that reaches far beyond the job site.

Building homes and businesses is our Lessard family heritage and construction has been our family trade for four generations. We swing our hammers, sketch out custom home plans and work on the construction site with a smile each day. The Construction industry has given Lessard Builders a way to help hundreds of families and to also revitalize the Delaware communities where we work and live. Therefore we are forever grateful for the construction industry and for the skilled men and women who work in construction across America, there will be many construction contacts available, for anything you need, https://performancebasedheatingandair.com/ will also be there to provide guidance. To all our construction brethren and sisters, we appreciate your hard work every single day. Thank you!

Each year when we meet with clients, one of the most common questions we’re asked is about the hottest and most popular building products we’re using. Everyone is looking for building supplies, and they of course want the very best. Who can blame them. These things need to be built to last, so only the best building materials will do. They’re a considerable investment after all. Before 2019 gets any closer we wanted to take a moment today to give you all the scoop! After dozens of meetings and hours with clients designing and customizing their floor plans, here are a few of these favorites… our hottest building and home products of 2018!

Hottest Building and Home Products of 2018

  • ICON Composite Siding by CertainTeed- “Imagine the beauty of wood panel siding the replicates cedar planks, with durability that goes beyond that of natural wood and fiber cement. Now add performance that withstands the elements, harsh conditions and the test of time.” We think this description from CertainTeed’s ICON Siding web page is spot on. CertainTeed’s new ICON Siding delivers on the hype in spades. The first thing we love about ICON Siding is its visual appearance. ICON’s wide face and extra-long panels have an exceptionally clean and continuous feel. ICON Siding panels’ have a 7-inch wide face and are 16-foot-long, and it’s this extra width and length that replicates the clean look and style of traditional wood siding.

The other quality we admire about ICON siding is its’ phenomenal “Stacklock” installation system. ICON Siding pieces lock into each during installation using their proprietary locking system which makes ICON exceptionally durable against wind and weather and allows for installers to fasten it to your home with hidden nails! Yes, that means no more unsightly nails visible in the middle of your siding! We love ICON Siding as one of 2018’s “hottest” and best building products such as the composite door Bristol collection you can order online!

    ICON Composite Siding
The shades and blinds offered at Affordable Blinds were awesome.

  • Azek Products- The folks at Azek have spent years creating building materials that outperform the competition. We choose Azek for our new homes because of its style and exceptional durability. No matter the specific type of Azek building product you require- decking, trim, porch etc.- Azek is the best of the best.  Fiberon decking is one of the newer companies in the composite decking work. High-performance and eco-friendly, Fiberon composite decking delivers gorgeous looks and incredible durability. Azek’s products come in a wide variety of both colors and authentic wood-like looks. Best of all, Azek is engineered to avoid the alleviate the maintenance headaches of wood or wood products. Azek’s engineering team continues to evolve and enhance their building products and at Lessard Builders we continue to be amazed! We recommend Azek building products as some of the very best on the market! Azek is one of our most popular of our 2018 “hottest” home building products.

  • Schluter DITRA Waterproof Tile Membrane/Uncoupling System- We’re builders, it’s only natural that one of our 2018 “hottest” products is a building product that gets hidden beneath the floors of our Lessard homes. If you invest in staging when selling a house, you will be surprised at how much it increases the value of your sale. If there is a  damaged fence you can schedule chain link fence repair services. With the help from these products, your staging project will be impressive. Meet the Schluter DITRA Waterproof system; something that all our customers love, even though few know or ask about it.
  • We utilize Schluter’s DITRA systems to ensure our customers have the best protected and well-built home for years to come and Fixing tile lippage issues. What we find so exceptional about these DITRA systems is their durability, flexibility, and their unmatched DITRA systems are specifically designed, “to provide waterproof and uncoupling protection for ceramic and stone tile to prevent cracked tile and grout,” and provide “a waterproofing layer that protects moisture-sensitive substrates, such as plywood/OSB. Free-space on the underside of the matting (also) provides a route for excess moisture and vapor to prevent damage to the tile layer above.” The bottom line is, when we build homes we aim to build homes that will stand for generations. DITRA systems assist us in building the highest quality, most water tight homes. For these reasons we feel excellent naming Schluter’s DITRA System the last of our hottest home and building products of 2018!

Last week Lessard Builders joined hands with Central Delaware Habitat for Humanity, roughly two dozen subcontractor construction companies including Ryker Hardware, and dozens of volunteers all equipped with the best drillpressor, saws and hand trucks came together to accomplish a herculean feat. The Lessard-Habitat coalition set out to build a home- from foundation to completely finished- in just four days for AmeriCorps Delaware! The project, known as the 2018 Habitat for Humanity Builders Blitz, began on Tuesday May 29th and finished up in the afternoon of June 1st. When sod finally covered the front yard at 115 Pine Street in Wyoming on Friday June 1st it became apparent; Lessard Builders with their subcontractor partners and volunteers had accomplished the improbable!

The project, the 2018 Builders Blitz, will provide volunteers of AmeriCorps Delaware with a place to live in during their service time in Central Delaware. Planning for the 2018 Builders Blitz began months ago and was made possible thanks to Central Delaware Habitat for Humanity, the support of the mayor and town of Wyoming, and multiple financial partners, roof replacement contractors and community groups. Dozens of subcontractor construction businesses from all over Delaware also volunteered by donating materials and hours of their businesses’ labor to assist Lessard Builders and Habitat with the 2018 Builders Blitz for AmeriCorps Delaware.

On Day one walls for the first and second floor were installed, then a roof thanks to Palm Coast roofers, the purpose and potential of building this 2018 Builders Blitz home for Habitat and AmeriCorps was what attracted many who participated. The home will house AmeriCorps service members who come into Central Delaware to give back and serve by completing various local projects throughout the Dover community. What struck Lessard Builders owner Brian Lessard Sr is how this home will continue giving back to Central Delaware, thus paying it forward long after the work on it was completed. “Truth is that I have to thank Habitat for the opportunity to be involved in such an awesome project. From the Lessard’s standpoint it is very important to be involved in community efforts. I can’t thank enough the subcontractors and suppliers, and Habitat volunteers as well… this would not be possible at all if it wasn’t for them. [We] all understand that it is important to take time to give back to a worthy cause… this home here will play a role in building so many more homes since we will now partner with the electrician dublin help.”

While a four-day home build may sound insane, the project represented the truest sense of community. Various crews came in and out and contributed their special skills all while working alongside others from other companies like commercial roofing st louis. The volunteers and subcontractors worked from sunrise to sunset side-by-side as efficiently as possible yet without sacrificing an ounce of quality which is why they also had the House Siding Soft Wash to make sure it is clean.

Then interior walls and windows, insulation, electrical from with Las Vegas Electrician contractors help, heating and plumbing installs were completed. Day two was another exciting day with the entire home drywalled and sanded, the exterior siding installed, the kitchen work began and so much more. Day three saw the completion of the kitchen installation, flooring installation, window and door frame installation, woodwork continuing and so much more. The final day, Day four continued smoothly and with tons of excitement- light fixtures and finishing touches were completed, kitchen appliances were set in their place and connected, the home was fully landscaped and finally the house numbers were hung next to the garage.

In all Lessard Builders is proud to have worked with Central Delaware Habitat and all the volunteers to complete this 2018 Builders Blitz home in four days along many more water restoration projects in the community after the rainy season. It was a massive success and we are honored to pay it forward for the volunteers of today and tomorrow who give their time to AmeriCorps and Central Delaware. There is an adage that a person worries less when they know more. In the United States in 2018 it is estimated there will be a home break-in roughly once every twenty seconds. You just spent your savings to build and move into your beautiful new home… so what is next on your to-do list? Upping your home’s defenses to minimize that risk of break-in is an excellent place to start. Make use of professional locksmith services like Liberty Locksmith of Calgary service to make sure your home and office is secure.

As a homeowner, the first thing you must know is, what to do in case you get locked out of your home due to certain circumstances as this could save your life someday. As a homeowner, yes, it is impossible to completely prevent a break-in. With that said there are many steps listed on the Kwikey Locksmith’s landing page you can take to keep your home as secure as possible. Instead of droning on for pages about security tips and suggestions, we want to share an exceptional resource will all of you; The Comprehensive Guide to Securing Your Home from Safehome.org.

Safe guarding your home should be on the list of top priorities for you. Adding security cameras and having Wired Fire Alarm Device Installation can be great tools for prevention and protection. Therefore if you are on the lookout for experts who install safety features into your home for a reasonable price, do visit Perth mobile locksmith. You will be pleasently surprised.

For those of you that don’t have time to completely read it, here is a short summary of the guides’ four best tips:

1) Burglars are opportunists. What do you think they look for on first glance when scoping a house? That’s right make sure your doors and all your windows are completely closed and locked whenever you leave your home. If these windows seem unsafe or you’re not too sure, then call the experts in home windows and consult with them if you need a window replacement. They might have a few reinforcing security measures to make sure those burglars look elsewhere. Remember, they go for easy targets almost exclusively, so any bit of deterrent you can afford to add will help.

You’ll want to make sure you get window professionals to ensure a perfect fit . Whether you are running a quick errand or not, your risk increases significantly if you leave windows and doors unlocked, we recommend using residential glass services to make sure your windows are durable and of a great quality, this way it won’t be easy for someone to break into your home. It allows for easy access without any barriers to entry. This way you enhance the security.

2) Keep your home well-lit, especially at night. Potential burglars know that their chances of detection are much greater if they can easily be seen. Do you think it seems pointless to leave a light or two on after you go to bed? With the energy efficiency of LED lightbulbs for a few dollars a year you greatly maximize your home’s evening defenses. Another good tip is to keep shrubbery well maintained, which minimizes places for a burglar to hide.

3) Make a concerted effort to get to know your neighbors. Creating relationships with those that live around you is a priceless defensive resource. When you go away, having people in your neighborhood who can collect your packages/mail and keep an eye on your home is invaluable. Burglars look for signs that they can get in and out of a home without detection; nothing screams ‘break in’ quite like a full mailbox and a growing stack of packages from Amazon sitting on your doorstep.  Kingstone Locksmith in Philadelphia provides a reassuring feeling that you are doing everything you can to protect your family and business.

4) Consider investing in home security technology. Perhaps you don’t want a full-fledged 24/7 monitored home security system. There are a handful of interior/exterior wireless cameras and motion detectors that you can install yourself. These cameras often come with an app that sends alerts directly to your phone, like drones used for the security reasons, see more about SixTech Systems providing those. Burglars would likely be deterred by the cameras alone, yet your defenses are even greater when you are always aware of what is happening in your home.

Now that you’ve sat down and decided on the builder you will use to design and customize your new home, what is the best way to weed through all of your requirements, features and finishes so you create yourself the perfect home?

The major advantage of building a new custom home is the opportunity to build a two storey home in Perth or install reclaimed wood flooring and then design your home plans accordingly. While this sounds really exciting at first, once the time comes to sit down and select your options and upgrades, many find the multitude of choices can be overwhelming. In lieu of that, one may just get a home from Reward Homes at Box Hill Heights, and just expunge the idea of building a new home, and all the difficulties that would come with it. You may end up checking out single family homes for sale in the area.

So, how can you best evaluate the endless choices that come with building a true custom home?

  1. Finalize your budget

Remember that a budget which may make sense for one home builder may equate to something different with another builder. First, be sure you are fully aware of the base choices your home builder provides as standard and what that does and does not include. While some builder executives use lots of ‘builder-speak’ during initial meetings that sounds good for the wallet and appeals to the eye, too often we hear stories of builders gauging customers for altering or customizing interior features such as room sizes and interior wall placements. Know what it is that you feel comfortable spending and precisely how much you are willing to deviate above your budget.

  2. Exterior and Structural Design

Custom designed home floor-plans, additions or changes should be discussed, drafted and approved prior to signing the contract, or informally approved and signed shortly thereafter. Often custom home builders want to charge significant fees for having a floor-plan custom designed, but some builders will roll the cost of architectural drafting of your custom designed plan back into the price of the home once a customer signs a final contract. Many builders have a few signature home design plans with different exterior styles and visually unique characteristics that customers can choose from. True custom home builders will allow you to take these signature designs and change them, blend them, or outright not use them at all. Another important structural option to consider is a basement or crawlspace. While some concrete contractors keep options for basements or crawlspaces limited, others have no problem allowing for a full Concrete Paver Installation as long as that properties’ water table can support it. While full basements are appealing to many families, some home buyers receive the same storage space benefit with a lesser cost by simply expanding the crawlspaces to 5 feet in height. And of course you should make a proper roof, windows and siding, just make sure that you contact the right siding installation services so that the exterior of your home will have great end results. I used this contractor last time to get my roof fixed and it’s been three years, and I have not faced even a single issue due to their excellent service. You could aslo contact C&D Brooklyn Roofers to check what they can suggest. Hail damaged roof repair or any damage resulting from natural disasters is covered by the home insurance. All of these options should be on the table when building a custom home, and it is worthwhile to discuss all of this with your builder prior to signing your contract, if you do not own a home insurance policy be sure to get one before staring any home projects  .

  3. Interior Design

Spend some time evaluating the spaces you would get a lot of use from inside your new custom home. “How many bedrooms do we need with storage? How many baths do we want? What have we always dreamt of having in our next home?” Here is a little pro tip: it is very good to ask yourselves these things and then add them to your wants vs needs list. Some people are avid wine connoisseurs and require a wine cellar. Instead of having a second bedroom downstairs, that square footage should be able to be reallocated to give you that wine cellar (and perhaps a larger living room.) And, of course, there is the ease factor as well: you do not want to spend time after the home closing to work on your new home. The home builder you select should be working with you to customize your interior layout with respect to your rooms and room sizes and of course all of your self storage needs, so that on the day you move in your home is precisely the way you envision it to be and stay for years.

  4. Long-Term Home Requirements

Are you looking to build this home for your short term needs, as a vacation home, or are you looking to build a home that meets your needs for decades? With the increasing needs of modern families, there are even more things for customers to consider. In-law suites which provide semi-separate living spaces are becoming increasingly popular as the number of multigenerational households increasing. Although, go ahead and learn more here about home improvement for your kitchen, bathroom and more. While in-law suite design varies depending on the needs of each family, creating one that perfectly meets your loved ones needs is possible with careful planning during the budget and architectural design process. Homes with dual master-suites are also becoming increasingly popular. Dual master-suites offer increasing comfort and convenience to families that look forward to spending decades in their dream home. There is something special about being able to have the space for children and grandchildren to comfortably stay under your roof when they come for a Summer weekend or during the holidays. And, of course, there is the hassle factor as well: are you willing to track up and down the stairs after decades of living in your home, or would you be more comfortable knowing you have a full master-suite downstairs to meet your needs as the years progress.

  5. WANTS vs NEEDS

In a few words, be flexible but don’t sacrifice what you really want. Remember that you set a budget for a reason, and while you may want to squeeze everything you possibly can into your custom home, it is good to work with a builder who will be very honest and work with you. Prepare a list of your ‘must-haves’ and ‘want-to-haves’. A true custom home builder will do everything they can to provide you everything on this list, but when it comes down to increasing your budget or nixing a few things, it is beneficial to know where your priorities lie. For example, many builders will offer you a plethora of choices for things like flooring, technology, and kitchen selection options, but many couples spend a lot of time entertaining so they like to budget some additional dollars for upgrades. Know what it is you want, know what it is you can’t live without, and then discuss these things with your builder to see how they can accommodate as close to every one as they can. You should remember that there are things that should be done properly, for example, concrete raising and leveling. You should work with the reputable contractors like PURlevel Inc (more at https://www.purlevel.com/) to expertly handle any of your needs.

Lastly, be sure to communicate all of these things explicitly to your builder and their design professionals. Ask them to provide you spreadsheets of your choices, and be sure to carefully read through and initial every choice on every document. These tips will not only take a significant portion of the unknown away from your evaluation process everything after you’ve selected your builder, but they have the potential to cut out a significant amount of the time you spend on the choices you make for your new home!

The entire Lessard team was amazing in helping us build the house of our dreams. From our very first meeting with them and throughout the process, they were extremely responsive. Their attention to detail was incomparable. We had a vision and they made it happen!

King family home

When we walked in the door of the Lessard model we were greeted by the builder himself and his daughter. We realized this clearly was a family business where the homes were built with pride, and it was never lost on my mother and I that our home was built as though we were family. My home is so well constructed that when the nor’easters blow at 65mph, my draperies never waft! We made so many changes to our home that I think the only original walls were the exterior, yet Lessard Builders didn’t charge us for rearranging the floor plan and moving all those walls. The Lessard team worked with us for over a year as we worked our floor plan to suit our needs and there was never a sense of rush or urgency. I’ve never had so much fun and our home turned out absolutely perfect.
